Architectural
Guidelines
To preserve property values and enhance the surrounding neighborhood, the following architectural guideline
will apply:
Home Sizes - The minimum size of each residence shall be 1,800 square feet for one story homes
and 2,000 square feet for two story homes (1,000 square feet first floor).
Building Materials - Natural building
materials are preferred (stone, brick, stucco, cement board, wood, Hardiplank, etc). Other materials to be reviewed by
the Architectural Review Board.
Garages - Attached garages with a two car minimum are required. Outbuildings are
allowed in accordance with the Deeds and Restrictions.
Roofing - All homes shall have a minimum 8/12 roof pitch
with dimensional shingles.
Landscaping - Landscaping shall include planting of at least (1) tree with a minimum
diameter of 2-1/2 inches and plantings of at least (12) shrubs, bushes or trees.
Lighting - An approved outdoor
electrical post lamp and address plaque must be purchased at closing and installed at the time of home construction.
Windows and Shutters - The treatment of window trim and/or shutters must be consistent on all sides of the home.
Driveways - All driveways must be paved.
